The title deed is only the beginning

A title deed review should be combined with checks on ownership, mortgages, annotations, restrictions, zoning, construction status and seller authority. A clean-looking document is not always enough.

Contract wording controls payment risk

Foreign buyers often focus on price and title transfer date. The contract should also address payment security, penalties, delivery, taxes, expenses, defects, dispute resolution and what happens if the seller cannot transfer title.

Agents, translators and sellers are not neutral legal advisers

A real estate transaction may involve several helpful people, but the buyer still needs independent legal advice. The lawyer's role is to protect the buyer's position before money moves.

Remote transactions require better preparation

A power of attorney can make remote handling possible, but it must be drafted carefully. Overly broad or poorly prepared powers may create avoidable risk.
